Understanding Hartford's Housing Market: What the Data Shows Three out of four Hartford
households rent their homes, according to 2023 ACS 5-year estimates. Rent prices in Hartford increased by 69% between January 2017 and December 2024 based on data from Zillow. In 2024, the median household income for renters increased by 36%, or $9,500 from 2017. However, monthly rent also increased by about $600 during this same period, which amounted to $7,200 in additional annual housing costs. This means that rising rents consumed nearly three-quarters of renters' income gains. These
conditions make it challenging for renters and homeowners in Hartford to find housing that meets their needs and does not leave them cost-burdened. Read about the data here.
Families are Struggling to Afford Childcare Across Connecticut Families in Connecticut with children would
need to spend an average of 16% of their household income to access full-time, center-based childcare—more than twice the recommended 7% threshold for financial stability, according to our research. Worse, the median percent of income that Black non-Hispanic families would need to spend is 25%, and for Hispanic or Latino families is 30%, far above the recommended 7% threshold. Our Childcare Affordability analysis by income, parent employment status, region, and more can provide policymakers,
advocates, and businesses actionable insights to address childcare access challenges across the state. Explore the full analysis
